Pricing Options Overview

Understand your pricing options with a quick guide to Smart Pricing, manual pricing, and seasonal pricing.

Smart Pricing is our recommended way to manage your pricing. It automatically adjusts your nightly rates using live demand data. It costs nothing to use, and most hosts see more bookings and higher overall revenue after turning it on.

If you prefer to set prices manually, that’s completely fine — the options below explain how each method works so you can choose the one that suits your setup.

Smart Pricing (recommended)

Smart Pricing updates your nightly rates automatically using real market data like demand, local events, competitor trends, and booking patterns.

Why hosts choose Smart Pricing:

  • Costs nothing to use

  • Helps secure more bookings

  • Often increases overall revenue

  • Saves time — no need to update prices manually

  • Covers the next 365 days automatically

  • Reacts faster to market changes than manual pricing

Manual pricing periods

Manual pricing gives you full control. You set your own rates for specific dates.
Useful if you want exact prices for weekends, holidays, events, or personal availability.

See: How to add and amend manual pricing

Seasonal pricing (Generate Pricing tool)

Creates pricing for the next 24 months based on the seasonality pattern you choose.
Ideal if you want structured, predictable pricing without adjusting every date manually.
