Hosting rules in Spain - Andalucía
Understand Andalucía’s tourist-accommodation registration process, what to prepare and how to add your registration details to Travelnest.
Before you advertise your property
Properties operated as viviendas de uso turístico (VUT) must follow Andalucía’s applicable tourism-registration process and meet the requirements for that accommodation category.
The process uses a declaración responsable, a formal declaration that the requirements are met. It should not be treated as a guarantee that the authority has inspected and approved every aspect of your property.
Check regional and municipal requirements before applying. Registration does not replace any planning permission or other authorisation required for your property.
Which properties does this process cover?
This guide concerns tourist-use dwellings within Andalucía’s VUT rules. Rural accommodation and other accommodation types may follow different procedures.
Rentals for more than two continuous months to the same person fall outside this specific VUT regime, but that does not mean every longer stay is automatically exempt from other legal requirements.
If you are unsure which category applies, ask the Junta de Andalucía and your local Ayuntamiento before advertising.
How do I register my property?
Check your electronic identification
Open the Junta de Andalucía’s official registration procedure and check its current electronic identification and submission requirements.
If you use a personal digital certificate, make sure it is installed and working on the device you will use. If you have technical difficulties, use the official service’s support route rather than repeatedly submitting applications.
Gather your documents
Prepare the information requested for your circumstances:
- Referencia Catastral: The property’s cadastral reference. Check your property documents, IBI receipt or the official cadastral search service.
- Tax and identification details: The appropriate NIF and identity information, such as DNI or NIE where applicable.
- Applicant and ownership details: The relevant names, nationality, ownership and operating rights, including joint ownership where requested.
- Property details: Address, accommodation type and capacity.
- Planning and habitation information: Any documentation required to establish that the intended use is permitted and the property meets the applicable conditions.
Check the current form and local requirements. Do not assume one document list applies to every property or operator.
Apply online
Once your documents are ready, submit your application through the Tourism Register of Andalucía website.
- Once you’re on the Tourism Register of Andalucía website, click Link for document submission.
- Log in using your digital certificate and complete the online application form.
- An inspection of your property may be carried out before you are granted a tourist license; the inspector will contact you to arrange this and may wish to inspect either the property or your documentation.
If you have issues using your digital certificate or completing the application form online, be sure to contact the office of the Territorial Delegation of Culture, Tourism and Sport - you can find the closest office using this guide. This form can be manually downloaded here.
Receive your registration number
Once your application is approved, you will receive a confirmation email containing your Tourist Registration Number in one of the following formats:
- VFT/MA/00000 – for tourist dwellings
- VUT/MA/00000 – for urban tourist properties
If you are issued a reference number beginning with CTC- (for example, CTC-2023001234), note that this is not a valid registration number and cannot be used to list your property on booking sites.
How do I add my registration number to Travelnest?
To remain visible across booking channels, update your Travelnest account with your registration number:
- Log in to your Travelnest account, and go to the Local Licence and Tourist Tax section.
- Enter your registration number and any other local licensing details.
- Double-check your information and click Save changes.
Travelnest automatically shares your registration number with booking platforms such as Airbnb, Booking.com, and Vrbo, ensuring your property remains compliant and visible.
Where must I display my registration number?
Include the required tourism registration number wherever you advertise the property, including independently managed listings and personal websites.
Keep any separate registration references distinct. A cadastral reference is not a substitute for the tourism registration number.
What else should I check?
- Municipal restrictions: Check whether local limits or planning rules affect the property’s use or new registration.
- Ownership or operator changes: Ask the authority how to record a sale, transfer or change of operator. Do not assume the previous registration automatically transfers or that every sale requires an entirely new application.
- Ongoing compliance: Keep the registration information accurate and meet the applicable operating conditions. Advertising or operating without the required registration can lead to penalties.
Where can I get help?
- Junta de Andalucía: Use the official contact service or the contact details on the registration procedure.
- Your Ayuntamiento: Ask about local planning and municipal restrictions.
- Regional tourism guidance: Read the Junta’s information for tourist-use dwellings.
- Host Support: For help entering information in Travelnest, contact Host Support.
Travelnest can help with account information, but cannot confirm that your property meets every legal requirement.
