Hosting rules in Greece

Understand property registration requirements and where to get official guidance before hosting short-term guests in Greece.

Before you advertise your property

To offer short-term accommodation in Greece, check the registration or tourism-licensing requirements that apply to your property and how you operate it.

The appropriate route depends on your circumstances. Registration and licensing are not simply interchangeable options.

How do I register my property for short-term rentals?

For properties covered by Greece’s short-term rental regime, the property manager registers the property in the Short-Term Stay Property Registry through the Independent Authority for Public Revenue (AADE).

Registration provides a Property Registration Number (AMA), which must be displayed when advertising the property. Managers also have rental-declaration obligations; registration alone does not complete the ongoing requirements.

For the application service and official guidance, see AADE’s short-term rental information.

What if my property operates as licensed tourist accommodation?

Tourist accommodation may follow a different licensing or operating-notification route. Check with the competent Greek tourism authority which process applies and which registration or operating reference must appear in your advertising.

Do not assume that obtaining a GNTO/EOT licence is a current alternative available to every host instead of AADE registration.

A registration number does not establish that every hosting requirement has been met. Check applicable property standards, tax obligations and any local restrictions before advertising or accepting bookings.

Where can I get help?

  • AADE: Contact the authority for official guidance on short-term rental registration, declarations and related tax requirements.
  • The competent Greek tourism authority: Ask about the licensing or notification requirements for tourist accommodation.
  • Host Support: For help with your Travelnest account or entering property registration information, contact Host Support.

Travelnest can help with account information, but cannot confirm that your property meets every legal requirement. Seek advice from the relevant authority or a qualified local adviser if you are unsure.
