Energy performance certificate (EPC) frequently asked questions

Find out when a Scottish property needs an EPC, where to find one and what energy information must appear in your advertising.

Overview

This guide answers common questions about Energy Performance Certificates (EPCs) for properties in Scotland.

Frequently asked questions

Why do I need to upload an EPC when I didn’t before?

For short-term lets that require an EPC, the licence conditions require the EPC rating to appear in relevant advertisements, including online listings.

This is not the same as requiring the full certificate to appear in every advert. If Travelnest asks you to provide the certificate, check that it is valid and relates to the correct property.

Whether an EPC is required depends on the property and how it is let. Do not assume every type of accommodation has the same requirements. Ask your council or an accredited assessor if you are unsure.

What if I don’t have an EPC?

Check the Scottish EPC Register to see whether a certificate already exists for your property.

If no valid certificate is available and your property requires one, arrange an assessment. The register helps you find certificates and assessors; it does not issue a new certificate without an assessment.

Where can I get an EPC?

Find an accredited assessor through the Scottish EPC Register. The assessor can explain the assessment and certificate process.

For official information, see the Scottish Government’s EPC guide.

How long do I have to get one?

If your property requires an EPC and does not have a valid one, arrange an assessment promptly and ask your council how this affects your ability to advertise or operate.

Under the current rules, an EPC is generally valid for 10 years. Check the certificate’s expiry date rather than assuming an old certificate is still valid. Arrange a replacement if it has expired or another applicable requirement means a new assessment is needed.
